  • Walk the neighbourhood and ask at the juristic office
  • Agents cost you nothing: the landlord pays them

What to check at the viewing

Twenty minutes of checking saves twelve months of regret.

  • Run every tap and flush every toilet: water pressure varies wildly
  • Test aircon cooling and listen for the compressor
  • Check phone signal and run a wifi speed test
  • Visit at night: bar noise and traffic don't show up at 2pm

The lease and deposit

Thai leases are usually 12 months, two months deposit plus one month advance.

  • Get an English translation of the contract before signing
  • Photograph every existing scratch on move-in day
  • Confirm who pays common fees and internet
  • Ask for the TM30 registration: you need it for immigration

Red flags

If any of these show up, walk away — there are thousands of units.

  • Pressure to pay a deposit before you view
  • Landlord who won't show ownership documents
  • Cash-only with no receipt
  • Rent well below market for the building
